The term 'condensing' or 'high efficiency' applies to the technology which is used. This means the boiler recovers more heat from the amount of gas that is burnt thereby making it more efficient than a conventional boiler. This heat would otherwise escape through the flue, however a modern boiler recovers this heat, enabling it to operate at around 90% efficiency.
Of course a high efficiency boiler is not cheap and requires a high initial investment. However, they are very economical, reliable and you should find that you have less boiler problems. It should therefore repay the initial cost in fuel savings and reduced cost in boiler repair.
