Domestic EPC (Energy Performance Certificate)
The HIP (Home Information Pack) has been suspended. However, a small part of it remains and that's the part that relates to energy efficiency. As of 21st May 2010, if you're selling your property, you are now legally required to produce an EPC or Energy Performance Certificate for that property. You'll need to provide this document to complete the exchange of contracts. Most likely, your estate agent will request a copy of it before they agree to market your property.
Landlord's EPC (Energy Performance Certificate)
Similarly, from 1st October 2008, landlords are legally required to obtain a valid Energy Performance Certificate (EPC) and make it available to all prospective tenants. The Landlord's EPC, like the domestic EPC version, is valid for 10 years. Again, most likely, your letting agent will require a copy of the EPC before they agree to start marketing the property.
What is an EPC?
EPC stands for Energy Performance Certificate. It is an assessment and record of the energy efficiency of a property. It also provides a number of recommendations for improving the energy efficiency of a property. The assessment is made using the Standard Assessment Procedure (SAP). The property is given a rating from A to G in terms of energy use per square metre of floor area. Energy efficiency is calculated on fuel costs and environmental impact based on carbon dioxide (CO2) emissions.

What will the EPC certificate show?
The Energy Performance Certificate will provide clear information on the energy performance of the property. This is shown in a rating from A to G, where A is the most energy efficient. The document will also contain a section of recommendations that you or the future occupants of the property might act on to improve the efficiency of the property. Although, unlike some European countries, in the UK there is legal no requirement to act upon this information.
