Why you need a Landlords Pack
We can take the hassle out of employing 2 companies to inspect your rented property for safety. We employ both Gas Safe registered heating engineers and IEE Part P qualified electricians. While it has is not a legal requirement to hold a PIR (Periodic Inspection Report)for your rented property, it is certainly good practice. And of course, it has been a legal requirement for a landlord to hold a CP12 Certificate or Gas Safety Certificate for properties supplied with gas since 1996.

Why you need a Landlords Pack
An annual gas safety inspection ensures that the gas appliances and flues are safe and working efficiently. A PIR ensures that the electrical system is safe. This certificate proves that you have taken your duty of care to your tenants seriously. It could be a very important document for you. In fact, many repuatable estate agents and property management companies will not take on your property without this certifcate.

How often do I need these certificates?
Remember, for the electrical reports, these are recommendations. There is, as yet, no statutory legal requirement for a PIR
 For a Gas certificate - 1 Year
PIR for an office - Every 5 years
PIR for retail outlet - Every 3 years
PIR for dometsic properties - at change of occupancy
